September 2014 Newsletter

Hi Neighbors!  Thanks to all of you who wrote, called, or addressed the Santa Clara Planning Commission with concerns about the development of 1075 Pomeroy Avenue. The Commission denied the proposal to rezone for higher-density development, but the developer will try to get it passed at a future City Council Meeting (date unknown, but we’ll be notified).  All our input to  the Planning Commission will go to the Councilors; we can submit additional material, and also attend and speak at the City Council meeting. Keep up the good work!

Summer and the Pool

The City repaired the pool’s solar heating, and they are not going to turn it off. So keep swimming!

Perennial Pet Poop Plea:

Please pick it up and dispose of it. This means both in our common areas (including ivy) and in your patios. 

I’ve found that if you consistently find poop in a spot near your place, a sprinkle of hot chili powder can deter subsequent deposits.

Welcome new Pomeroy Greenies!

Four of our units have sold in the past month, so we are happy to have wonderful new neighbors: Michael and Stephanie (1109 Pomeroy), Bradley and Heather (3263 Benton), Stephanie (3269 Benton), John and Eva (1121 Pomeroy, and Andrew (1141 Pomeroy). If you see a new face around, introduce yourself.

School and Traffic

We have two big schools nearby and Pomeroy Avenue has a terrific bike lane, so here are some relevant traffic tips from the City:

• It is illegal to pass a school bus that is stopped.

  • Do not attempt to pass a stopped school bus with red lights on. Traffic in both directions must stop while red lights are flashing.
  • Remember that children are unpredictable and often ignore potential hazards.

• Never block a crosswalk.

• Always stop when indicated to do so by an adult     crossing guard.

• Use extra caution near school zones, parks, and residential areas.

• The most common cause of collisions with bicycles are drivers turning left or right in front of the path of a bicycle.

  • Check your mirrors before opening any doors when parked on the street to reduce the chance of a bicyclist riding into it.

Budget Season

If you have an idea for improving Pomeroy Green,   but it’s going to cost some money, this is your chance to get it into next year’s budget. Figure out what exactly you want, get an estimate of its cost, and present it to the Board (via [email protected]).  The Board will hold budget meetings in October and finalize the 2015 budget in November.

Open Board Seat

Beginning October 1, we will have one open board seat for the remainder of 2014. If you are interested in filling this seat, please send an email to Property Pro ([email protected]) expressing your interest, by September 30.

Our Board Meetings: third Thursday of every month, starting at 6:30 pm.  Please do come.

Water Usage

As you know, we’re in a drought. It is heartening to learn, then, that our water usage for July was one-third of what it was last year.  Hooray for us.  If you notice a leak around the house, call it in for repairs!

Carports, again

Please don’t use carports for storage, garbage, recycling, etc. Pomeroy Green policy is that you can use 5 square feet for carport decor.  Less is more.

Repair Payment Policy

There has been some confusion about what repairs the HOA pays for, as opposed to individual shareholders. If you are unsure whether a repair should be paid for by you or Property Pro, please consult the Maintenance Policy in your CCRs.
