The Contractors’ Curse: Flat Tires

What’s the connection? Well, contractors tend to leave nails and stuff on the driveways, and when we drive over them we get flat tires. Tony’s talked to our Pomeroy Green contractors and asked them to be careful and clean up after themselves, preferably with a magnet. If you have private contractors working on your home, please ask them to do so too. The tire you save may be your own.

Trees of Terror, i.e., Managing the Undead

They’re BAAAACK! The trees that just won’t die or quit growing are getting trimmed.  This year, it’s Chinese and Siberian Elms, since they’re the strongest, biggest, scariest trees.

Poltergeist Plumbing

Some of our buildings are suffering from blocked sewage drain pipes; these are resulting in an overflow of sewage from our downstairs toilets – sometimes in several units at at time, even! Ew. Damage to floors, walls, you name it, very expensive, not to mention incredibly unpleasant. I think you’ll agree, it’s better to catch this before it happens. We’re going to schedule preventive plumbing and snaking, but your toilet may go over to the dark side before we get to it.

Warning signs: If your toilet is thinking of joining the Forces of Evil, it will do at least one of these things: 1) burp, gurgle, or belch; 2) change water levels unexpectedly – way low, or way high, then receding. If you notice these signs, or any other unusual toilet phenomena, call Property Pro ASAP, and refrain from flushing! Especially refrain during the morning rush hours when everyone in your building is showering and flushing, as they get ready for school and work.  Consider showering at night, or using the toilets in the pool area until the plumbers arrive.

R.I.P. Roofs

According to our roof inspection, our roofs have 5-7 years of life left before we have to replace them all. According to our Reserve Report of 2013, this is likely to cost about $752K in 2020, $800K if we wait until 2022. The cost rises annually by about $23,400.00. Eeeeeeek!
